The Dubai Land Department announced the results of inspections and monitoring of real estate brokers, companies and real estate projects in the first half of 2024, with the aim of ensuring the implementation of laws and regulations that help regulate and improve the real estate sector. As part of an ongoing effort to ensure the attractiveness and stability of the Dubai real estate market, compliance with laws and regulatory standards in the real estate sector.

According to the statistics issued by the department, the Directorate of Real Estate Control made 450 field inspection visits to real estate companies and projects, and 1,530 inspections of real estate advertisements during the mentioned period. As a result, the Dubai Lands Department registered more than 1,200 legal warnings, while violating 256 real estate brokers for not complying with the requirements of real estate advertisements.

The Dubai Land Department is working on using artificial intelligence techniques to monitor real estate ads, and the application will be officially implemented soon, which will significantly help the governance of the monitoring process and reduce violations related to real estate ads.

Ali Abdullah Al Ali, Director of the Real Estate Control Department at the Real Estate Regulatory Agency of the Dubai Land Department, said: “These operations fall within the scope of periodic supervision carried out by the Department’s Real Estate Control Department, with a view to improving transparency and integrity in the real estate market, and ensuring the protection of rights.”

He added: “We are constantly working to develop oversight and inspection mechanisms to ensure that all parties comply with the rules and laws governing the emirate’s real estate sector. We are committed to applying the highest international standards in the regulation of the real estate market, and we require all real estate brokers and companies to fully to comply with the instructions and directives given by the department to ensure the sustainability and development of the real estate market.

The purpose of surveillance operations is to ensure that real estate brokers comply with the requirements of real estate advertisements, in terms of the presence of a “QR code” and compliance with the accepted specifications, so that it is readable when scanned, and the advertisement data is compatible with the “QR Code” authorization.
